the rundown

We do our best to provide everything you might possibly need to stay as a family so please do your best to be respectful to our provisions, accessories and home! 

- Minimum booking age of 25.
- Security deposit of $500 along with a signed rental agreement is required prior to check-in.
- Max occupancy of the home is 6 adults/kids + 1 infant due to the small size and historic nature of the house.
- Strict no pet policy as we have extreme allergies in our family and utilize the bungalow as well! A $250 fee will be applied if a pet is discovered on the property and either the pet will need to be removed or the guests will need to leave without refund for remainder of stay.
- Please respect the neighborhood quiet hours after 10pm.
- No parties or gatherings of any kind. 
- No smoking in or around the property.

We accept direct bookings along with booking on third party platforms such as Airbnb and VRBO. All payments are through online processors, no cash or check will be accepted. These platforms are for personal stays only. If you are looking to book the property for commercial purposes or for a photoshoot, please reach out to use for more information on how to do so.

RESERVATIONS AND PAYMENTS

Free cancellation within 48 hours of booking. If the guest cancels the reservation more than 48 hours after the initial booking, the initial deposit minus a $50 administrative charge may be refunded ONLY if premises are re-rented by HOST for the same period at same rental amount. If re-rented for lesser amount, the difference between this lease rent and the lesser re-rent shall not be refunded.

CANCELLATION POLICY

Cleaning Fee: $100 
State and City Hotel & Occupancy Taxes: Vary depending on nightly rate and length of stay
Security Deposit: a $500 hold will take place 2-3 days before your stay and will be unlocked 7 days after your stay.

FEES TO EXPECT

We do our best to sanitize all high-touch areas of the home prior to your arrival along with deep cleaning all areas. Due to advanced cleaning procedures, we do not allow early check-in, that way we can make sure the space is entirely ready for you and your family.

CLEANING POLICY & COVID PROTOCOLS

Do you have a full list of everything you provide for families?

We do! The only thing is the items on the list and availability might vary a bit depending on any circumstances outside our control, for example if an item breaks prior to your stay and we aren't able to get a replacement in time. If there is something in particular you want to make sure is present, please reach out to us so that we can confirm it will be available to you! You can find the current full list of amenities here

Are there any quirks or things we should know about the home?

This home is historic so of course there are going to be some quirks, right? First off, the ceilings are very low. So if you are tall, you'll want to watch your head. I'm talking 7'4" ceilings haha! The vibe is comfy and we do our best to keep the light fixtures and ceiling fans out of your way but please be on the lookout. The water flow to the house is also low unfortunately and not much we can do about it at this time. You may notice this if you try running more than one plumbing items at a time. Usually it's not an issue but just want to give you a heads up!

Are you local? Will we see you or meet you by chance?

We are local! We live in a neighboring town and McKinney has a special place in our heart as I (Jessica) grew up there. If you need something it will either be me or our co-host that will assist you! Please don't hesitate to reach out if there is a suggestion you are looking for locally.

No parties, sure, but can we have people over?

We appreciate you not having any additional guests in the home during your stay unless they have been cleared by us. The home is small and cannot accommodate overnight anymore than our max number of guests (6+1 infant) due to our insurance. If you would plan to have anyone stop by during the day, please just let us know so we can be aware.

Why do you require a security deposit?

We do our best to provide you with everything you might need for your family's stay, which means we have a lot of things that can go missing or get broken. We appreciate you respecting our home as much as you would yours and understand accidents can happen, but the security deposit protects us in case of the rare incident that something is ruined or goes missing. It is simply a hold on your CC and will be removed 7 days after your stay.

What if I want to book your home for a photoshoot or film production?
